As mentioned on the "How to Book" page, when you are ready to reserve your vacation at our villa, we will send you the Booking Form and a document that spells out all the relevant terms and conditions. You will find our terms and conditions to be standard within the Florida vacation home rental industry, and they normally pose no difficulties. On this page, we give an abbreviated and understandable summary for your convenience and perhaps to satisfy your curiosity.

How, What, and When to Pay (or Cancel)

You can find all the specifics about payment methods and timing on the "Paying & Cancelling" page, so we won't repeat that information here.

Refundable Security Deposit

The security deposit ($250) is a customary precautionary charge that defrays the cost of breakage, damage, loss, or excessive cleaning costs. It serves as a "safety net" for the owner and in most cases is refunded in full. In some cases, where excess costs are incurred, the balance is refunded minus those costs. In extreme and unusual cases, it may be necessary to levy an additional charge beyond the security deposit.

Change to Booking Period or Cancellation

You may request a change to your booking date, which we try to accommodate if the dates are available. If the request cannot be accommodated:

• You may choose to cancel your dates subject to the penalties listed on the "Paying & Cancelling" page, or
• You can rebook your dates for a different time, as explained below.

If you choose to cancel your booking, but agree to rebook with us for a new date any time within one year of your original booking date, there will be no penalty. However, any monies paid will be held and applied to the new booking date.

Cancellation By Us

In circumstances beyond our control, we reserve the right to cancel your booking. In such circumstances, we will do our utmost to find alternative accommodation or refund your money in full. No compensation will be made due to cancellation or changes due to war, natural disaster, threats of riots, fire, and adverse weather conditions, or act of God.

Miscellaneous Terms

• Subletting, sharing or assigning is strictly prohibited.
• Unless otherwise agreed, the villa will be available to newly arriving guests after 4:00 PM Florida time, and it must be vacated by 10:30 AM on the day of departure.
• Only the persons shown on the booking form are permitted to reside in the property booked, including small children and infants. This is a Florida State Law that must be adhered to.
• The maximum for this property is 12 persons. Overcrowding or misrepresentation is cause for immediate eviction and forfeiture of all monies paid, including the Security Deposit. The owners reserve the right to refuse admittance if this condition is not met.
• No refunds will be given for early departure.

Additional Terms and Conditions

The Terms and Conditions document covers the following topics, in addition to those mentioned above:

• Use of the villa's swimming pool and spa
• Pool heat - what happens if the ambient temperature falls below a certain threshold or if the pool heater fails
• Smoking, animals, and pets - not permitted in the villa
• Pest control under extreme and unusual circumstances
• Renter's claim for compensation from owner - how handled
• Liability - Owner not responsible or liable for injury or loss resulting from situations not in our control

We recommend that you take out travel and medical vacation insurance to cover unforeseen circumstances that may necessitate the cancellation of your booking or premature ending of your stay. (This is generally advisable for vacations that involve specific booking or reservations.)
